How do I get started?
Click Get started, then send us your leases, bank history, and whatever else you have. We configure your properties, units, chart of accounts, and recurring charges before a setup call, then walk you through it together.
What does Controlio cost?
Controlio is free during beta, including the setup call and configuration. There is no per-door pricing. See the pricing page for what's included and what happens after beta.
Which banks can I import transactions from?
Controlio accepts transactions from major Canadian banks, along with custom CSV structure. Once imported, transactions are categorized using your rules and AI suggestions, and you review and approve them.
How do I get receipts into Controlio?
Three ways: upload them, email them to Controlio, or capture them with the companion iOS app. Receipts are then auto-matched to the right transaction.
Can I manage properties held in more than one corporation?
Yes. One login covers every entity, each with its own books, and you can switch between them without logging out. Entities reconcile to each other automatically.
Can I give my accountant or team access?
Yes. Team roles are Owner, Manager, Contributor, and Viewer, so you control who can see and change what. Year-end close is designed to leave your books ready for your accountant.
Is Controlio built for property managers?
No. It's built for owners who manage their own buildings. If you run other people's properties for a fee, it's a different product than this one today.
